Pricing your Property
Determining price is one of the most critical steps in preparing your home for sale. A well priced home often sales quickly once it is put on the market.
Pricing your home correctly:
- Can save you thousands of dollars on your family's largest investment
- Reduces the risk because overpriced homes may eliminate some buyers if it is listed out of their price range
- Ensures that other agents will show the home
- Is good when it comes time for appraisal. Your home must appraise at the selling price for the buyer to get financing
Tips for preparing your home for sale.
- Curb appeal is very important. Have the front door looking nice. Keep lawn clean and trimmed. Tidy up the porches and garage.
- If any painting or decorating is necessary, do it now. Twenty dollars worth of paint will make a much larger difference in sales price.
- Have bathroom's looking fresh and clean
- Replace any needed light bulbs
- Wash dishes, make beds, and put clothes/toys away
- Keep pets out of the way during showings
- Let the buyers real estate agent show the home, if possible leave the home during this time
- Don't discuss anything about price with the potential buyers or their agent. As your agent, I will be qualified to bring negotiations to a favorable conclusion
- Pack away valuables and let your agent know if you suspect something is missing
